A combination of historic restoration and new construction breathed new life into the former Cosmopolitan Motors complex and created 85 market-rate residences.
From its founding in 1922 until closing in the early 2010s, Cosmopolitan Motors held the title of America’s oldest motorcycle distributor – and the first to import Italian cycles and parts for the U.S. market. The Hatboro site contained two linear, clear-span, two-story industrial buildings with central skylit monitors and a single-story building running perpendicular. In a massive adaptive reuse project, C2 redesigned the complex into a new market-rate residential community.
The historic structures were renovated into 55 residential units. Skylights, exposed brick walls, and wood flooring recall the industrial past. All windows were replaced with historically accurate replicas, including those in the monitors, which now illuminate the common hallways.
C2 designed a complementary new 30-unit building behind the existing structures, sited to establish outdoor community gathering areas. To accommodate the required two parking spaces per unit, the rear half of the site was excavated and underpinned to add a below-grade parking garage without sacrificing lot space. The project was partially funded by historic tax credits.
