C2 transformed a former industrial complex into 32 market-rate residences.

Founded in the late 1800s, the Max Levy Autograph Company built its namesake building in Germantown in 1902. Brothers Max and Louis Levy patented a method of producing permanently etched glass screens for use in half-tone printing, which ultimately led to photographs being widely incorporated into newspaper printing. One of the country’s first buildings to be constructed of reinforced concrete, the Beaux Arts structure and its two adjacent buildings were left empty when the company relocated in 2005.

C2 designed the adaptive reuse of the former industrial buildings into 32 market-rate residences in a mix of studios and one- and two-bedroom units. Connecting circulation across three buildings in a simple, organized manner proved the most challenging part of the project.

In order to achieve historic tax credits, the design required Philadelphia Historical Commission approvals and careful detailing of historically appropriate replacement windows and exterior restoration. The completed project contributes to the vibrancy of the Wayne Junction Historic District.
