Three new rowhomes take inspiration from their neighborhood context.
C2 designed and developed three rowhomes to infill a vacant lot near the office. Although code would have allowed up to 38-foot-high structures, C2 deferred to the neighborhood context, designing dormer-topped three-story houses that offer a modern interpretation of classic rowhome architecture.
While many of the neighboring houses have shallow roofs and unusable third floors, C2’s designs have steeper roof pitches that enable a lofted third-floor room with a rear roof deck. The large dormers let in ample light while the rear roof structure provides privacy and roof deck storage.
Each lot includes a landscaped rear yard and parking accessed via a side-street easement. To minimize the massing and accentuate the architecture, entries and key elements in brick-red contrast the gray exterior siding.
Each house includes three additional bedrooms and baths, with first floor living, dining, and kitchen. Steel staircases with open risers connect and bring light to all four levels of each house – from basement to third floor.
Bright interiors include custom ash plywood cabinetry and thoughtful features such as built-in shoe benches opposite the back doors.
