Three new rowhomes take inspiration from their neighborhood context.

Located in the Germantown neighborhood, the property on East Penn Street contained a ramshackle Victorian-era building once used for after-school programming. Long vacant with an overgrown lot, the property became a neighborhood eyesore. C2 designed and developed the structure into four units.

The original house and its later addition were subdivided vertically, with each residence having a distinct covered entry on its own side of the building. This maximized space available within each unit and avoided the need for shared interior circulation.

Each house feels like a rowhome and benefits from a landscaped yard and parking. Three units include two bedrooms and two-and-a-half baths; the fourth unit has three bedrooms.

The structure sits on the Philadelphia Register of Historic Places, and C2 coordinated with the Philadelphia Historical Commission to approve all renovations. The building gained all new walls, windows, insulation, utilities, and sprinklers, along with clean, modern interiors.
